Spruced up facade on parade

Parade Court – a residential block of flats in Bristol – hadn’t been cleaned for 13 years, enduring over a decade of city pollution, grime and organic growth. We were called to this mid-rise building to restore the white render, red brickwork and light stonework including lintels to their original state.

The know-how

With our knowledge of various surfaces and the contaminants that make them dirty, we used a biocide to tackle organic materials and steam cleaning to minimise the risk of damage to the different substrates to achieve an outstanding clean that left the building spotless.

In terms of access, we used cherry pickers to reach high levels, working around parked vehicles and residents with the greatest attention to health, safety and convenience.

Bridging the gap

While the last few months have proved challenging for many businesses, at OneFifty we have managed to complete projects safely and successfully during lockdown. One such job was the removal of graffiti for Network Rail from 19 sites including railway bridges on the line from Cornwall to London.

Best for the job

Working for Sisk Rail on behalf of Network Rail, we were appointed as a subcontractor with the knowledge and skill in exterior cleaning to undo the damage.

We always use the best cleaning approach for the job, so in this instance, with surfaces including brickwork and metal, we tackled the project using a combination of media blasting, pressurised steam cleaning and painting. Much of the graffiti was sprayed over large surface areas – such as bridges that cover three lanes of traffic – that can handle the variable pressures of media blasting. This makes it a suitably sensitive and cost-effective approach, without having to use chemicals that might impact the environment.

Overcoming challenges during COVID 19

We completed the project to a tight deadline of just one week before the end of March and with a high spec, despite the challenging circumstances, which saw lockdown beginning, our delivery of paint delayed and our access equipment suppliers closed. With quick thinking and flexibility, we were able to obtain PPE and all the necessary kit to keep the project moving. The benefit of completing the work during the early stage of lockdown was that the lack of traffic made for easier and safer access.

Complete project management

We professionally managed the entire project, from traffic management and high-level access to security and insurance, on behalf of the client, leaving them free to focus on other areas of their business. The client was delighted with the outcome and we hope to work together again the future.

Media blasting meets a Tudor mansion

Recently, we had to put gentle media blasting to the test with a 439-year-old Grade I listed building in Newbury.

A significant landmark

Shaw House is one of the most important and well-preserved H-plan Elizabethan mansions in the country. It was built in 1581 from Tudor-era red brick, which often suffers from excessive algae coverage or invasive plant growth. Water is usually the main culprit when it comes to degradation, getting into cracks between the bricks and saturating them, causing crumbling and staining.

Stripping back the years

In this instance, as part of a wider restoration project, we were called to remove paint from an old outbuilding. The brief was to strip the paint back to reveal the historic red brick beneath and leave it visible to remain in keeping with the rest of the property.

The outbuilding was covered in layers of paint, which had been reapplied over the years. The job of removing it had been previously tackled, but was found to be too time-consuming and so was abandoned. With media blasting, we knew we’d be able to make quick work of it.

Restoring character

We used a combination of low pressurised air, water and fine crushed glass to remove the paint. The water keeps dust production to a minimum during cleaning and makes for a smoother finish. The project turned out really well, with the process uncovering the traditional brick walls beneath and restoring the outbuilding’s original character.

Render cleaning: a cost-effective alternative to painting cycles

When one of our existing clients got in touch to ask our advice on an alternative to entirely repainting a residential development, we knew just what would save them time and money.

Breaking the continuous loop of painting cycles

Building managers are often stuck in a continuous loop of painting cycles, trying to maintain a clean and tidy building – but this really isn’t necessary. Many blocks of apartments are rendered with monocouche render that has colour in its pigment, meaning it doesn’t need to be painted. Instead, regular exterior cleaning can leave it looking as good as new and significantly extend the time between painting cycles.

Even if building managers do decide to paint render, it’s important to have the surfaces professionally cleaned first to ensure organic matters like moss and algae that can dislodge the paint are thoroughly removed. That’s where we come in. Exterior building cleaning is incredibly cost effective, at just one third of the cost of repainting. We can entirely clean the exterior of a building with our dedicated equipment to ensure it looks pristine. If that hasn’t quite done the trick, however, the building is then already in the perfect state to be painted.

From the windows to the walls

For Dial Stone Court in Weybridge, Surrey, we embarked on a full project, which included render and brickwork cleaning, window cleaning, gutter maintenance and small repairs. We used steam cleaning to remove dirt, which appeared in patches and streaks across the exterior walls. As part of our gutter maintenance service, we investigated downpipes with a camera on a rod, to check for blockages and potential leaks, then cleared and repaired them.

As the client was so pleased with the result, they asked us to take care of the roof, which had become overgrown with moss. The moss was being swept by wind and rain into the gutters, causing blockages and unsightly stains. We scraped the moss away and used a biocide to penetrate the roof substrate to eliminate the spores to prevent regrowth.

Thanks to our specialist access equipment, including spiders that require very little floor space to operate, we were able to save the client £20,000 on scaffolding costs and caused minimal disruption to residents.

Cleaning an historic landmark building in Bristol

Bridge House is a quintessential Bristol landmark situated just a stone’s throw from the Suspension Bridge in leafy Clifton. It was built in 1865 from a combination of red brick and golden sandstone, originally as an upmarket hotel, and was converted to luxury apartments in 2007.

Conservation is an essential part of the upkeep of Bridge House as a 19th century building; alongside interior refurbishment, exterior maintenance is vital to help ensure its longevity. That’s where OneFifty comes in.

With its natural warm finish, sandstone is a recognisable feature in Bristol’s cityscape. But this soft stone, like many surface materials, can be damaged by organic contaminants that build up over time. Biofilms such as algae, moss and lichen, thrive in damp, dark corners, and had populated many of sills and ledges of the building’s facade.

As experts in exterior surface cleaning of heritage property, we were called in to clean the sandstone sills and ledges of Bridge House.  Scaffolding was already in situ to allow maintenance work to be carried out, allowing us easy access to clean the affected areas before the painting of the window frames was carried out.

Gentle cleaning minimises risk

To remove the moss, algae and lichen, we took a gentle approach that wouldn’t damage the beautiful golden stone. Steam cleaning delivers pressurised steam heated to 150 degrees; its unique technology allows our operators to control the pressure of the steam so that we can achieve the best possible clean without damaging the stone.

Pressurised steam at 150 degrees removes the biofilm and kills off spores, we then apply a biocide to inhibit re-growth and help slow down future build-up of organic contaminants.

Organic growth causes long-term damage to soft stone as the biofilm roots grow into it, breaking down the surface and allowing water in, causing cracks to form. By removing it, we are helping preserve Bridge House’s longevity – and restore it to its Victorian era glory.

Tackling vandalism: cleaning up the mess

In recent months, we’ve responded to a series of vandalism attacks on properties across the country – from Bristol to Leicestershire.

Deliberately damaging or defacing a property is an act of vandalism and is usually targeted against the property owner as part of a protest or the result of grievance. We always aim to respond to callouts as quickly as possible, although of course when it comes to vandalism, the damage is already done. For us, it’s a case of cleaning up the mess as best we can.

Different surface materials require different approaches. The straightforwardness of the job relies on how receptive the surface is to our cleaning processes, whether that’s steam cleaning or non-forceful media blasting.

We are knowledgeable about the products we use and always take a methodical approach, avoiding using chemicals wherever possible – though sometimes this is necessary to remove really stubborn substances to achieve the best result, especially in cases of extreme vandalism.

Bitumen attack in Bristol

In Bristol, we were called to clean a building on an industrial park that had been covered with bitumen. The sticky black substance was thrown across the doors, walls and railings at the front of the property, creating an unsightly mess that would prove very tricky to remove. At the outset, we knew it would be a challenging task, as bitumen is incredibly adherent and notoriously difficult to remove once it has solidified.

It was essential that our client understood the complexity of the job, and we thoroughly explained our approach and the anticipated result to help manage their expectations of the outcome. Using the appropriate tools, we were able to ensure that the doors were cleaned ready to be resprayed and the metal railings and prepped to be repainted.

Our client was delighted with our fast response, the way we dealt with the situation, and the cleaning outcome we achieved – (see images below).

Oil attack in Leicestershire

Previously, we’d received a call to clean a large, multi-million property in Leicestershire constructed in Cotswold-style stone that had been defaced with old motor oil.

It was a sizeable job for our team; oil is one of the hardest substances to remove from porous surfaces as it soaks in and can stain darkly. Again, we explained to the client the extent to which we would be able to clear up the mess, and were careful not to overpromise what could be achieved. They were very satisfied that we were able to achieve a finish that was an 80% improvement. Although some slight staining remained this will eventually weather out.

Paint attack in Taunton

Another job that proved challenging for the team was cleaning a new build in Taunton that had been liberally daubed with paint in a protest attack.

Though not necessarily a difficult material to remove in and of itself, the paint had covered a variety of surfaces – including brick, stone, glass, wood and metal – so it required a number of tools and approaches to clean it off, all of which we were able to provide. We were pleased to be able to leave the property paint-free, and ready for decorators to finish up.

Builders Clean for City Centre development

We recently carried out a builders clean for a City Centre development. Ongoing building work to develop the site had created a lot of unsightly construction debris around the otherwise beautiful building exteriors and shared open spaces. So, when the builders finished the most recent phase of construction, the estate managers contacted OneFifty to provide a full clean of 6,000 square metres of the site.

Challenges associated with a Builders Clean

Providing a builders clean takes a different approach to our usual exterior building cleaning service.  When builders vacate a site, they leave behind construction dust, concrete smears, mortar smears, dropped paint and construction debris. Construction dust from concrete powder can lodge on surfaces and become hard, making it difficult to remove. Clumps and smears of concrete not only cause potential tripping hazards by making surfaces uneven, they also create unsightly marks.

Delete – OneFifty’s Heavy Duty Masonry Cleaner

We used an acid cleaner to dissolve unwanted materials on the paved areas, brick work and concrete benches. It was important to dilute the solution to safe levels for our cleaners to work with and also to make sure it didn’t damage any surfaces. The acid solution we used was a non-fuming masonry cleaner, a safe alternative for working in cordoned off areas of the pedestrianised zone.

Once we had removed all construction debris we hot washed all surfaces using our state-of-the-art steam cleaning technology to provide a brilliant finish.

A tight turnaround

The estate management team were working to an extremely tight deadline – all cleaning work had to be completed over a two-day period that week.

Our Director, Max Morris, pulled out all the stops to arrange six men to work onsite over Friday and Saturday that week to deliver the builders clean needed to leave the area looking spotless. The client was thrilled with our quick turnaround.

Taking care of Health and Safety

In our line of work health and safety considerations are critical; this project was no exception with a busy pedestrianised area and surrounding walkways.

We arranged a site inspection before starting work to ensure we’d completed the necessary health and safety risk assessment and had the required approvals.

Our experienced operators followed tried and tested procedures, like cordoning off the area they were working in, to support safe working. They also took a careful and considerate approach to keep pedestrians safe and cause minimal disruption.

Commercial office clean – London

Stratford’s Gredley House in north east London is a five-storey detached office building on the busy Broadway road.

The building’s managers asked OneFifty to clean 400 square metres of the light lower stonework on the building that had become stained and dirty by carbon and algae. We also cleaned the stone arch that opens into a central courtyard so visitors and office workers would be greeted by a bright, clean entrance way.

Tackling lintel algae

Gredley House has four metres of light coloured concrete wall beneath the rest of the building’s red brickwork. Algae was growing on the concrete lintels and areas below the lintels had also become marked with algae that had formed on rain runoff. This, plus general atmospheric pollution, was making the building look grubby and uncared for.

Lintels offer an ideal environment for algae to grow as they stay damp due to the water that accumulates on them.

We used our state-of-the-art steam cleaning technology to clean the lintels and walls, and applied a biocide to help inhibit algae regrowth and keep the surfaces cleaner for longer.

Out-of-hours working

As Gredley House is a dedicated office building we carried out the work over the weekend in order to minimise disruption to the building’s users.

Our team arrived on Friday night to assess what needed to be done and formulate a plan of action. Armed with a plan and a good night’s sleep they started work at 6:30am on Saturday morning to clean the area around the bank ATMs before the Saturday morning rush – thus minimising any inconvenience to the bank’s customers.

They then worked on the areas within the Gredley House courtyard, transforming the look of the building as well as protecting surfaces from future algae regrowth.

The management company was so impressed by our flexible approach to working and the results that we achieved that they have asked us to clean the upper levels of the building.

Major project carried out with minimum fuss

OneFifty was contracted to carry out the external cleaning of a sizeable office building situated in Bristol’s busy business quarter Temple Quay.

The exterior surfaces included metal clad pillars, stone lintels, 6 separate corrugated roof areas and an outdoor top-floor terrace. We also cleaned the external pathways, entrance ramps, front steps and a large domed area of block paving outside the front entrance of the building.

We love a challenge!

This was a sizeable project; the building is six storeys high with a foot print of around 2,500 square metres. The location, height and structure of the building all presented different challenges – aside from a pretty tight deadline!

We used tracked and truck-mounted cherry pickers to achieve the required height and a vertical out-reach of up to 32 metres, then rope access to get up close to some of the harder to reach surfaces of the building façade. This combination allowed our operators to reach and clean every last inch of the building exterior, achieving fantastic results for our client. They also worked flat out over 14 consecutive days to complete the task within the required time frame.

Meeting all Health and Safety requirements

Health and safety is always critical in our line of work and it was of paramount importance on this project.

Temple Quay is a busy area and the building is surrounded by pedestrian walkways. Being experienced in working in public spaces our team can minimise any inconvenience to passers-by and our flexible working hours mean we can work out of hours to help reduce disruption.

Reduce damage caused by dirt and algae  

Cleaning the building exterior not only makes the building look great, it also helps preserve the materials and the structure of the building, warding off costly repairs. Cladding can fail if not properly maintained, so regular cleaning is important. On this building some of the metal cladding had begun to oxidise so we used a special cleaning agent to remove the oxidation, then applied a wax covering to protect the surface and improve its appearance.

Being in the city centre (and near a train station) many of the external surfaces of the building had become badly stained by environmental pollution, others had been colonised by algae. We used pressurised steam at 150 degrees to remove these pollutants quickly and effectively. We also treated relevant surfaces with an algae inhibitor to discourage regrowth. While we had the access equipment in place we also arranged for the windows to be cleaned so that the whole building was left looking clean and shining like new.
