A pristine clean at Whitchurch Lane Enterprise Park

Whitchurch Lane Enterprise Park might seem tucked away in the suburbs of South Bristol, but there is nothing discreet about these exceptional light industrial units. 

Designed to offer specialist contractors fit-for-purpose spaces to support Bottle Yard Studios –  the vibrant, neighbouring TV & Film Production facility – the units were built to a high specification and to BREEAM standards.

They certainly look the part, and it’s hardly a surprise that maintaining the exterior is not a nice to have – it’s an obligation.

But it is not an easy task.

A partnership in perfection

Working with Hartnell Taylor Cook, we developed a proposal and schedule to make sure the new units will always look at their best for years to come. An annual deep clean of the exterior will be supported by a six-monthly maintenance clean, focussing on windows and any challenges that arise, including managing rust.

A walk in the park

We recently completed our first annual clean, where our knowledge and expertise, as well as the relatively new condition of the units, meant that the clean itself was, for us, relatively challenge free.

With no particularly nasty contaminants to tackle, we used our Reach & Wash service to clean the glass, including potentially hard-to-reach skylights and solar panels, while our Pressure Washing service was the perfect solution for the vast metal-clad exterior.

No clear access, no hassle

As is often the way with large buildings, certain areas can prove tricky to reach, and with no clear access to the back of these units, keeping the rear up to scratch could have posed a significant challenge.

But not only is our team highly skilled and fully qualified in accessing high and hard-to-reach areas, our Multitel MZ350 Cherry Picker Truck – with its versatile platform operating at heights of up to 35.5m and outreaching up to 20m – helped us to overcome a potential hurdle hassle free.

When the clean was complete, the units were ready to withstand another six months of notorious West Country weather.

Warehouse clean for Hillcroft Surgery Supplies

OneFifty has recently completed a sizeable exterior cleaning project for Hillcroft Surgery Supplies, a Yeovil-based company.

The company set up in 2005 to supply GP surgeries with a range of medical supplies and has steadily expanded over time. Having outgrown its previous building the company had decided to move to a new, larger premises to support planned future growth. The new site consists of two detached steel framed warehouses, one of which is configured to provide both warehousing, office facilities and a canteen. As well as providing much needed additional space for storing supplies, the warehouses also offer easy vehicle loading via adjustable raised dock loading doors.

Preparing the buildings for occupation

The two warehouses had been vacant for some time and were looking quite the worse for wear, so the directors decided to have them completely refurbished prior to moving in.

The pale grey metal cladding on both buildings was badly stained with a combination of algae and atmospheric pollution, while the corrugated roof harboured a thick layer of moss and algae. In addition, the gutters of both buildings were completely blocked with a build up of debris and silt, which caused them to overflow whenever it rained. Overflowing gutters can cause serious damage to a buildings structure so the situation needed to be addressed.

Professional cleaning from the top down

Our experienced operatives know the best ways to tackle algae staining and clear clogged up drains. We started by cleaning the roof to remove moss and algae, then cleared the blocked gutters by removing debris and silt. This allowed water to flow along the gulleys, and down and away from the building.

We then gave the warehouse cladding a thorough clean using pressurised steam to remove the algae, and kill off algae spores. This was followed by the application of a biocide – a growth inhibitor that help forestall future attacks.

BRILLIANT RESULTS – READY FOR THE BIG MOVE

As can be seen from the images below the units looked fantastic once cleaned and our client was delighted with the outcome.

Our new Multitel 350 provided the extended outreach required to access and clean these large structures, helping us deliver a very efficient and cost-effective service. It helped ensure the project was completed within the required time frame, allowing Hillcroft Surgery Supplies to stay on schedule for their move.

Cleaning the Bristol Business School

We recently carried out an external cleaning project for the University of the West of England (UWE). With educational roots dating back to the 16th century, UWE recently celebrated 30 years of having university status. It has three large campuses located in and around Bristol: Glenside in Fishponds, Bower Ashton – the hub of its City Campus, and the massive purpose-built Frenchay Campus.

UWE’s Bristol Business School is located in Frenchay and is the largest building on the campus. With 17,200 M2 of space over seven floors, serving 5,500 students, it’s considered the jewel in the crown of the Frenchay Campus. This was the building that we were asked to clean.

About the building

The Bristol Business School building’s exterior consists of expansive clad surfaces and huge, glazed sections. It is mainly clad in pale grey cement fibre board panels, offset by darker steel grey metal panels.

Cement fibre board cladding is a durable, low maintenance material; however, it is not immune to environmental staining and the pale grey cladding on the Bristol Business School needed a thorough clean.

OneFifty – a safe pair of hands

OneFifty has extensive experience of cleaning large educational establishments, and the facilities team at UWE came to us looking for a safe pair of hands to get the work done over the summer before the start of the autumn term.

For this job, finding a pressure that removed the dirt while protecting the surface was key. Cement fibre board has a very high porosity, which means that, rather like blotting paper, it absorbs liquid. At the same time, it requires a gentle touch as the fibres can otherwise flake off and degrade the cladding.

With a range of cleaning systems at our disposal we are well positioned to carry out cleaning across multiple exterior surfaces. A flexible service to meet our clients’ needs

Exterior cladding cleaning…

The company’s UK headquarters is located in Dorking. The building has a wide, curved white-clad façade and corrugated grey metal cladding on the sides and back of the building. The local managers had booked us to carry out an exterior building clean and the work was duly planned in to be done during their factory shut-down period in July.

… can you come now?

Then in June, due to unforeseen circumstances this changed, and they urgently needed to get the white clad facade of their building cleaned as soon as was possible.

We always do our best to meet the needs of our clients. In this instance, despite being extremely busy, we managed to free up a team of operators, alongside one of our MEWPS, and head over to clean the building façade ahead of the original planned date.

The white metal cladding cleaned up really well and our client really appreciated our flexible approach and fast turn-around. We were able to return in July as originally planned to carry out the cleaning of the back and sides of the building and complete the job.

Cleaning a landmark industrial plant

OneFifty recently cleaned the exterior clad facades of a landmark industrial plant near Gloucester.

The building’s imposing exterior is made up of white and green clad panels and its North-facing elevation had become badly stained by biofims which are organic growths such as algae, moss and lichen. Because the plant is situated close to, and therefore visible from, the M5 motorway, the owners wanted to get it cleaned.

Right MEWP for the job

This impressive industrial plant measures 240 metres in length and is 42 metres tall at its highest point. The building is broken up into distinct sections, with each section being a different height from the next one, creating a very striking visual structure. Unfortunately, this variation in height also presents a challenge when it comes to reaching and cleaning the clad surfaces.

Our solution was to use both of our two 25-metre MEWPS to carry out a large proportion of the exterior cladding cleaning, then bring in a ‘big gun’, a 57-metre, truck-mounted MEWP with extra reach which would allow us to access and clean the highest sections of the building. This gave us the flexibility to manoeuvre the basket in order to reach and clean different areas of the building facade without having to repeatedly reposition the vehicle, which made for a far more efficient clean.

A longer lasting clean

We used our pressure washing system to give the building façades a thorough clean, making sure we removed all trace of any biofilms in the process. We then treated the panels with a tried-and-tested biocide to help deter regrowth and keep the cladding looking clean and algae-free for longer.
